Sunway Property launches Sunway Majestic with 70% of buyers from Malaysia, 30% from Singapore

The property development includes multi-tiered security systems. Connectivity is improved through a dedicated transportation services to the RTS, a pathway link to Hutan Bandar, and access to neighboring shopping centers, academies, and healthcare facilities. It is adjacent to Sunway Commercial Square, a retail hub for shopping and dining to be managed by Sunway Malls.

According to a private study by Milieu, selected by Master Community Developer Sunway Property (June 2025) to determine Singaporeans’ interest rate in Johor real properties, nearly half (48%) of evaluated property seekers are considering Johor Bahru for their next purchase– 83% of whom currently own property in Singapore.

Johor is gaining from major policy and facilities catalysts. The Johor– Singapore Special Economic Zone (JS-SEZ), formalised previously this year, is projected to bring in substantial financial investment and business flows. Meanwhile, the RTS Link, connecting Bukit Chagar (JB) to Woodlands (Singapore) by late 2026, will trim cross-border trip to just six mins.

Sunway Majestic is also portion of Sunway Property’s The BIG Deal campaign, including 16 Signature Projects and New Launches throughout Klang Valley, Johor, Ipoh, and Penang. Running from now until Nov, the project supplies RM10 million in funds benefits, alongside special plans and buyer motivations.

Sunway Majestic notes Sunway Property’s first development in JBCC and the city center’s first SOHO flats. Sunway Majestic has 1- to 3-bedroom SOHO units starting at RM400,000, with the choice to customise under Sunway Property’s distinct Design to Own concept. This price point sits well within the selection looked for by 72% of surveyed buyers (RM1 million and listed below), the Sunway press release states.

Sunway Property has already launched Sunway Majestic, its primary project in Johor Bahru City Centre (JBCC) and the city center’s first SOHO apartment or condos. With estate period, a location simply 3 km from the upcoming Johor Bahru– Singapore Rapid Transit System (RTS) Link, and alongside Sunway Commercial Square, the property is strategically placed for both own-stay customers looking for city-centre advantage and investors seeking to capture cross-border leasing need.

Investors to date mirror Johor Bahru’s cross-border account, with 30% Singaporeans and 70% Malaysians (of that 60% work inside Singapore). Acquisitions are mostly for own stay (70%), with 30% for financial investment.

” Property buyers here are critical and believe long term,” claimed Gerard Soosay, Sunway Property Ceo (Southern Area). “Johor Bahru’s appeal is actual, however assumptions are higher: neighborhoods need to be safe, connected, and adaptable to cross-border lifestyles. That is the criterion we are developing towards. Our function as Malaysia’s Master Community Developer is to fulfill this evolving landscape with a long-lasting perspective, co-investing in the areas we develop and staying real to our promise of being With You For Generations.”
